Are presented as soon as the owner is available. Turn around time is usually 1 day.

 

For short sales.

Turn around time. Your guess is as good as mine. Some banks take forever to say yes or no and many times they ask for commission reductions. All of are short sales are marked as such.

 

 

Disclosures or Disclaimers and Special Addendums for bank owned properties will be sent as a counter offer (many of the banks do not provide them to us in advance).

Failure to do so may cause your offer to be rejected by the seller or delay it's acceptance.

 

If bank owned properties

  1. If there is no bank addendum leave sellers name blank. Otherwise enter the name of the seller exactly as it is stated in the addendum. Not sure leave it blank.
  2. All offers must have a lenders letter.
  3. All Bank Properties are sold AS IS.
  4. Use the General Inspection. They are not going to make repairs. Fix water problems or damage, etc.
  5. Most banks want 30 days or less settlements.
  6. No home sale contingencies.
  7. Seller Subsidy DO NOT REPEAT the number in your offer. We receive a lot of offers with it written in several pages of the offer. As in an FHA and a Contingency Aden. Is the buyer asking for that number once or twice?
  8. Earnest Money most banks do not want the selling broker to hold the deposit. Simple solution make deposit checks out to RE/MAX PROS.
  9. Earnest Money most banks want deposited immediately do not ask for hold deposit for blank days.

The offer process

  • Offers are submitted on business days.
  • When you register your offer on line you are presenting your offer to us so that we can package it for submission to the seller. Offers not registered online will take 48 hours to process before submitting to bank. Use the online system.
  • Once submitted to bank we will here back in 1 -5 days depending on the bank. Your will be able to track the process of your offer on this page.

  • If the bank notifies us that your offer is accepted they may require additional bank addendums to be signed.

  • We will notify you by email not phone that your offer has been excepted, rejected, countered.

 

Important for you and your client's to know

  • Rejected
    • The bank will not counter your offer. You may submit another offer with different terms.
    • Or you submitted an offer on a property that had an excepted offer and the bank is not looking at further offers or rejected your offer in an auto system.
  • Hold
    • Your offer is under review by seller
    • The seller's review department can not except it and wants final decision from a higher lever
  • Countered
    • Banks may withdraw a counter at any time.
  • Final and Highest
    • When there are multiple offers some banks may counter all offers asking for a Final and Highest Offer.
    • If you have a counter offer from that bank and you receive a Final and Highest Offer request it means that more offers have come in and your counter is withdrawn. Submit your Highest and Best Offer.
  • Subject to Sellers Final Approval
    • Does not mean ratified.
    • We will continue to submit offers for the sellers consideration until unable to do so or Contract is Ratified.
